How To Keep Your New Year's Resolution To Find A New Home

February is a great time to make sure you're still on track with your resolution to find a new home in 2017. But since New Year resolutions can be hard to keep, I came up with a handy list to make it a little easier — here are some tips to help you get the keys to your new home before you know it.

Get your financial ducks in a row

 •  Do a financial checkup so you're ready to make a successful offer on that perfect home.
 •  If you're a first-time buyer, get preapproved. And if you're a repeat buyer, talk to a financial advisor to find out what you can afford to avert any unpleasant surprises down the road.
 •  I can help introduce you to a mortgage expert who can explain those hidden costs beyond the down payment, such as homeowners' insurance, property taxes and utilities.

Determine needs versus wants

 •  Take time to write down your needs and wants. For example, if you have children, look at a neighborhood's schools.
 •  If you want access to great restaurants and shops, check out what the local reviews say.
 •  And whether you commute to downtown or the suburbs for work, take note of the closest public transit options and major highways.

Be flexible

Goals are important, but so is flexibility. Be open to waiting longer than expected to find the right home. At the same time, don't feel compelled to wait until a lease expires before you buy. If the right property presents itself ahead of your timeline, it's better to seize the opportunity to buy your dream home even if it means moving in sooner.
