The real opportunity in todays "New World" real estate market is bank-owned properties. These homes have already gone through the short sale process, foreclosure, and are now owned by the bank. The last thing the banks want is to have homes on their books. At this point the banks are most willing to price the home to sell quickly.
It is important to understand that prior the home becoming bank-owned, the homeowner and the bank are trying to get the highest price for the home. There is almost always at least a 1st and 2nd mortgage involved in the process. The 1st and 2nd mortgage almost can never agree as to the payoff. This can make the negotiation process go on for months. Most deals fall apart due to the lack of interest in putting the deal together.
Bank-owned homes are free of the homeowner and the 2nd mortgage holder. They primary bank respond to offers quickly, and willing to close in a reasonable time. All this means you get the best value for your money.
